If you just found foreclosure papers on your door, or you know they are coming, take a deep breath. You are NOT ALONE, and doing nothing is the worst thing you can do.

In Florida, a foreclosure is a lawsuit. Once you are served, you have only 20 days to respond. If you miss that deadline, the bank can ask the court for a default, and things can move very quickly toward a sale of your home.

Most of the people we help are not trying to keep the house forever. They need time to catch their breath, save some money, find a new place to live, and move out on their own terms — not on the bank’s schedule. That is exactly where we can help.

How We Can Help

We represent you in the foreclosure lawsuit. We file your response with the court, protect your rights, and make sure the bank follows the rules. With a lawyer on your side, you are not left guessing about deadlines or court dates.

We help you get the time you need to plan your next step. Every case is different, but having an attorney handle your foreclosure properly often gives families valuable time in the home to save money and plan their move.

Selling your home? We may be able to help. If you are already selling, or you want to sell before the foreclosure is finished, we can handle the foreclosure case while your sale moves forward. A sale may help you avoid a foreclosure judgment and protect what equity you have.

Bankruptcy, if it makes sense for you. As the largest filer of bankruptcies in Central Florida, we can also review whether Chapter 7 or Chapter 13 bankruptcy could help with the mortgage or your other debts.

Affordable fees. Our foreclosure defense is designed to be affordable for working families. Ask about our fees and payment plans during your FREE consultation.

What We Do NOT Handle

We want to be upfront so you do not waste your time or money. Because we keep our foreclosure fees low, we do not take cases that require heavy, long-term litigation. That includes:

  • Lawsuits claiming the loan violated the Truth in Lending Act (TILA) or other lending laws
  • Claims of fraud, forgery, or wrongdoing when the loan or closing documents were signed
  • Cases where the goal is to fight the bank in a long trial or appeal to keep the home at all costs

If your case needs that kind of litigation, we will tell you so at your consultation, and you should speak with a lawyer who focuses on that type of work.

Already Have a Foreclosure Sale Date?

If the court has already set a sale date for your home, time is very short. In many of these cases, there is simply not enough time left for us to take on the foreclosure case.

Please still call us right away. Even if we cannot take your case, we will look at where things stand and guide you on your options and next steps. Do not wait until the week of the sale.

Foreclosure FAQs

I was just served. What should I do first?

Call us right away. You have 20 days from the date you were served to respond to the lawsuit. Bring the papers you received to your consultation.

Can I stay in my home while the foreclosure is going on?

In most cases, yes. You do not have to move out just because you were served. You can usually stay until the court orders otherwise after a sale. We will explain your timeline at your consultation.

Can you guarantee how much time I will get?

No. Every case, judge, and lender is different, and no honest lawyer can promise a specific amount of time. What we can promise is that your case will be handled properly and you will know where you stand.

I want to sell my house. Is it too late?

Often it is not. Many homeowners sell or complete a short sale while the foreclosure is still pending, and we can handle the foreclosure case in the meantime.

Will bankruptcy stop my foreclosure?

Filing bankruptcy can pause a foreclosure, but whether it is the right choice depends on your situation. We will review this with you at no charge.

What areas do you serve?

We serve clients throughout Orange, Seminole, Osceola, Lake, Polk, and Volusia Counties.
